SUMMARY/OBJECTIVES
It is the responsibility of the Mortgage Senior Closing Specialist to take ownership of all tasks and challenges that they encounter in the operation of their assigned position. Functions include creating and generating the Closing Disclosure, mortgage closing documents and reviewing of documents for loan funding and ensuring that loans meet all requirements and regulations. Maintains compliance with SouthState Bank Corporate Code of Conduct and Ethics, all anti-money laundering guidelines, regulatory requirements, and all other applicable procedures.
ESSENTIAL FUNCTIONS
This position is expected to perform the specific duties, tasks, and responsibilities as outlined below:
Perform closing functions for government and conventional loans according to established timelines, Standard Process Flow, regulations and procedures

Obtain all required information to complete the Closing Disclosure (CD)

Deliver the CD within required timeframes to ensure customers closing date is met

Perform Mavent run, review and clear as necessary

Monitor all closings for accuracy and compliance, handle cures as necessary

Supports specialty products or unique scenarios

Supports high levels of production

Communicate with settlement agent/attorney and paralegal partners

Review title requirements, exceptions, and other information obtained for accuracy , completeness, and conformance

Review documentation in loan system or enter the data into the loan system

Obtain additional documentation needed from all sources

Prepare closing instructions and review required loan documentation and Closing Disclosure for accuracy

Maintains high degree of accuracy in funding calculations

Serve as a resource for other closing specialists for questions

Review loan system and documentation in file returning to underwriting and processing, if applicable

Maintain awareness of all legal regulations relating to closing as training becomes available

Accepts and performs other duties as determined to be essential.

Computer Knowledge – Possesses basic computer knowledge and the ability to learn other software utilized within the department, as well as any new software programs implemented by the Bank; working knowledge of Microsoft Outlook, Word, and Excel

Qualifications, Education, and Certification Requirements
Education: High school diploma or equivalent

Experience: 2 – 4 years residential mortgage lending experience; 2 – 4 years residential mortgage loan closing experience

Certifications/Specific Knowledge: Working knowledge of Encompass LOS preferred, but not required

TRAINING REQUIREMENTS/CLASSES
Required annual compliance training, New Employee Orientation
PHYSICAL DEMANDS
This position requires a large amount of time in front of a computer with multiple monitors; must be able to sit or stand for long periods of time. Must be able to efficiently access and interpret information on computer screens, documents, and reports.
WORK ENVIRONMENT
Must have a secure home office environment that is free from background noise and distractions. They must also have a reliable private internet connection that is not supplied by use of cellular data (hot spot). Cable or fiber connections are preferred. Requirements are subject to change, as new systems and technology is delivered. Travel may be required to come to meetings as needed.
TRAVEL
Travel may be required to attend meetings or other Bank-sponsored events upon request by Leadership.
