About the role

IREN is a vertically integrated AI Cloud provider, delivering large-scale data centers and GPU clusters for AI training and inference. IREN’s platform is underpinned by its expansive portfolio of grid-connected land and power in renewable-rich regions across North America, Europe and APAC.

With 100% renewable energy, we build, own and operate our data centers and take pride in being at the forefront of sustainable solutions for the ever-evolving applications of high-performance compute. We believe that human progress is invaluable, but it should be done in the right way – responsibly, sustainably and having a positive impact on the communities we operate in.

The Senior Site Acquisition and Development Manager supports the Head of Development North America in advancing IREN’s AI data center pipeline across the US, leading site selection and acquisition, due diligence and permitting for data center projects. Working alongside team members, this role coordinates external consultants, manages internal cross-functional interfaces, and helps keep the development portfolio accurate and audit-ready to support growth strategy and capacity planning decisions. The Senior Development Manager also supports a clean handoff of each site from acquisition and development into IREN’s construction and delivery teams.Responsibilities

Technical due diligence — Oversee technical, environmental, grid, and permitting diligence processes for new site acquisitions and project transactions.

Coordination of external consultants — Manage engineering, environmental, legal, and commercial advisors throughout diligence phases.

Interface management — Collaborate closely with internal project, engineering, and commercial teams to assess development risk and value creation potential.

Portfolio support — Maintain accurate, up-to-date site and pipeline status to support the Head of Development North America's portfolio management, growth strategy, and capacity planning.

Execution support — Assist in transaction documentation, closeout, and transition to IREN's construction and delivery teams.

Team collaboration — Partner with and support Project Development Managers and Associates on active development sites, sharing diligence findings and best practices.

Process improvement — Develop best-practice frameworks for project diligence, permitting tracking, and handover documentation.

Requirements

7–10 years of experience in renewable-energy, data center, or infrastructure project development, engineering advisory, or related technical due diligence

Familiarity with site acquisition due diligence, project feasibility analysis, and risk assessment across land, power, and permitting workstreams

Working knowledge of land use entitlements, permitting, and grid/utility interconnection processes

Strong stakeholder-management skills across internal technical teams, external consultants, and the broader Development team, including Directors, Project Development Managers, and Associates

Proficient in project planning tools and capable of managing multiple concurrent site diligence and transaction workstreams

Comfortable operating in a fast-paced, growth-stage environment with evolving processes and shifting priorities
